Serene Hills is a custom-home community on the ridge above Highway 71, between Bee Cave and Lakeway, spread over 456 acres with 339 homes at build-out. Ground broke in the early 2010s, and the neighbourhood is made up of sections including Las Colinas Estates, Los Senderos, La Campana and Del Lago, built by firms such as Brohn Homes and Sitterle Homes in Tuscan, Mediterranean and modern styles. Lots in Las Colinas Estates run two to two and a half acres. About a quarter of the land is protected from impervious cover, more than ten miles of nature trails link to preserves and overlooks, and Lake Travis ISD serves the area.

Young neighbourhoods on high ground share a few traits. Trees planted with the houses haven't grown into real shade yet, so cars in the driveway take full sun, and new landscaping means sprinklers running often, with overspray drying into spots. Any building nearby sends limestone dust drifting across the ridge, and that dust is abrasive, the kind that scratches when it's wiped off dry. White-tailed deer and other wildlife from the protected land cross yards and driveways too. The practical answer is protection: a sealant or ceramic coating on the paint, UV-protected interior surfaces, and washes that always start with a thorough rinse.
