Lots run from about three-quarters of an acre to over four acres, the average close to an acre, and the developer kept a conservation easement and a large amount of green space, so mature oaks were left standing wherever possible.
Those trees are the main thing your car has to deal with. Live oaks drop sticky sap and tiny flowers in spring, then a steady fall of leaves that collect in cowl vents and around wiper arms. Cars parked on a long drive under the canopy pick up pollen film and bird droppings, and the winding Hill Country roads into town add a layer of dust that works into door jambs and carpets. Sap and droppings are both acidic enough to etch clear coat if left through a hot week, so the best approach is regular removal plus a protective layer: a sealant or ceramic coating keeps sap from bonding and lets pollen rinse off. Inside, a thorough vacuum and carpet shampoo deals with the dust that comes in on boots.
