Big Sky Ranch is still under construction, so new streets next to Founders Park carry graded dirt and limestone dust that coats paint and gets tracked onto floor mats.
Northeast of downtown Dripping Springs, where Founders Park Road meets Ranch Road 12, Big Sky Ranch is still filling in. Meritage Homes has been building here since around 2018, with sales opening in 2020, and the plan calls for roughly 700 single-family homes at build-out. The houses are new one- and two-storey plans with attached garages on suburban-sized lots, and the community's trails link straight into Founders Memorial Park next door. There is a pool, a splash pad and several small parks, and the neighbourhood sits in Dripping Springs ISD.
Living in a community that is still under construction has an effect on cars that people underestimate. Graders, concrete trucks and framing crews stir up fine limestone and clay dust, and that dust settles on every parked car on the street, then turns to a gritty paste the first time a sprinkler catches it. Wiping it off with a towel drags the grit across the clear coat. It also comes indoors on shoes and gets ground into brand-new carpets and floor mats. A careful detail uses a foam pre-soak and plenty of lubrication so the dust lifts off rather than scratching, then decontaminates the paint if overspray or cement specks have landed on it. Many new-car owners here also add a sealant or coating early, while the paint is still in good condition.
